LOANS find the loan type right for you

Conventional Loans

Conventional loans meet the Federal Housing Finance Agency’s (FHFA) conforming loan limits and other requirements. They’re a popular choice due to their low minimum down payment of just 3-5% and flexible financing options, making them a great option for many buyers.

Government Loans: FHA, VA, and USDA

Our most popular government-backed home purchase loans include FHA, USDA, and VA loans. If you qualify, these programs offer unique advantages, like little or no down payment requirements and reduced closing costs, making homeownership more accessible.

Non-Conforming Loans

A great option for borrowers who don't quite fit the typical lending guidelines set by Fannie Mae or Freddie Mac. While they usually come with slightly higher interest rates and more specific requirements, non-conforming loans provide a flexible solution for those who need financing but may not qualify for a standard loan. It’s all about finding the right fit for your needs!

Renovation loans

Renovation loans are a fantastic option for buyers looking to purchase a home that needs a little (or a lot) of TLC. These loans allow you to borrow money for both the purchase of the home and the cost of renovations or repairs, all in one convenient loan. Renovation loans are also a great way to transform a fixer-upper into your dream home without having to worry about securing separate financing for the purchase and the repairs. Whether you’re looking to update a kitchen, renovate a bathroom, or take on a bigger project, we can help you explore your options and find the right loan for your needs.

Pre-qualify for a loan

What is Pre-Qualification?

Pre-qualification is an initial assessment of your ability to repay a loan based on basic financial information you provide. A licensed mortgage loan originator will review details about your assets, liabilities, and income to determine the maximum purchase price you can afford and how much you may be eligible to borrow.

What Are the Benefits of Pre-Qualifying Today?

Pre-qualifying gives you a clearer idea of how much home you can afford, helping you narrow down your options as you begin your home search. It’s a useful first step in the homebuying process, and sellers typically only consider offers submitted on their homes by buyers who have been officially pre-qualified by a loan officer.

Get to Know Your Credit Report

Your credit score is a key factor in securing mortgage approval, but it’s not the only consideration. It plays an important role in determining how much you may qualify to borrow. You can access a free credit report once a year from each of the three major credit bureaus—Equifax, Experian, and TransUnion—by visiting annualcreditreport.com. Be sure to review your report for accuracy and dispute any errors directly with the respective credit bureau, as unresolved issues may delay your loan approval.

Calculate Your Expenses

Use our mortgage calculators https://floridahl.com to get a better understanding of how much home you can afford. You can explore estimated monthly mortgage payments, see how different down payment amounts impact your loan, and much more.

Finding a Real Estate Agent

Now that you’ve started the pre-approval process and have a clear idea of your budget, a real estate agent can help you find the perfect home, negotiate the purchase contract, and handle the details of the transaction.

You may have already been working with a realtor at this point. If not, then we strongly suggest enlisting the help of a realtor to represent you at this time. Be sure to work with an agent you trust, who has a solid track record and truly has your best interests in mind! Asking for referrals from family and friends who have been through the homebuying process can be a great way to find a reliable agent you feel comfortable with.

Begin House Hunting

Your next step is to start looking at homes, and this is the exciting part! You’ll get to imagine everything—from yard space and decorating ideas to the number of bedrooms and ideal location. Keep in mind factors like public school ratings, your daily commute, traffic patterns, crime rates, and nearby amenities when making your decision. While this part of the process is thrilling, it can also feel overwhelming at times. Take your time and remember to breathe—you don’t have to rush.

Make Your Offer

As you and your real estate agent prepare to make an offer on a home, here are some important factors to consider:

  • The asking price of the home
  • Recent sales of similar homes in the area
  • Current market conditions
  • Potential resale value
  • Your satisfaction with the neighborhood and nearby amenities
  • The overall condition of the home
  • The level of competition from other buyers
  • Whether you have a backup home in mind

Loan Process Application

Yay! Now that your loan offer has been accepted, it’s time to complete your loan application, and the great news is that if you’re pre-qualified, you’re already halfway there! We will guide you through the process, helping you gather all the necessary information to submit your mortgage application. Remember, you are not just an application or a number; you are a person looking for your forever home, and you deserve to be treated with care and respect every step of the way. We’re here to make this process as smooth and personalized as possible for you.

Schedule a Home Inspection

Inspections are crucial for gaining a complete understanding of a home’s condition. They can also serve as a valuable tool in negotiations, potentially helping to lower the price or add extra services to the contract. If the seller agrees to make any repairs, be sure to get those commitments in writing. Without a written agreement in the contract, the seller is not legally bound to follow through on any promises made.

Loan Approval Process

Once your loan application has been submitted, your file will be reviewed by an underwriter. Once their initial review is complete, they will issue a “conditional” approval with a list of remaining documents/information needed prior to issuing a final loan approval. In most situations, an appraisal will be required during this time in order to validate the purchase price of the home. It is typical to go back and forth through underwriting 2-3 times during this process. Once all conditions have been cleared, you will hear our favorite magic words: “You are Clear to Close!”

Close on Your New Home

The final step in the closing process is wiring your funds for downpayment & closing costs (if applicable) and signing your closing documents, typically with a notary public present. Closing is an exciting step as this is where you will receive the keys to your new home! Just a reminder, our commitment doesn’t end at closing – we’ll continue to answer your questions, offer guidance, and ensure that your mortgage remains the right fit for you in the future. The best part is just beginning!
